Coach House is a 7-unit self-contained accommodation with floating support and care services for tenants who have a range of primary diagnosis of enduring mental illness and in need of low support.

Accommodation Service Delivery

This project mostly accommodates individuals who have improved from mental health conditions and who require minimal support whilst beginning to live independently and inclusively in the community. Support plans are tailored to suit each resident’s needs and keywork sessions take place to ensure stability and prevention of a possible relapse. Service delivery is as follows:

  • Sustaining tenancy: Offering assistance to develop and maintain skills to manage tenancy, support with any housing difficulties and continue to build good neighbourhood relations. Under conditions of relapse, provide support if independent lifestyle is at risk due to health or other issues.
  • Promoting independent living: Supporting with advice to ensure that independent living skills are sustained and encouragement is provided to further develop other skills such as problem solving and stress management.
  • Health & well-being:  Assisting residents to take control over and manage their physical or mental health by providing emotional support, help though tailored support plans and encouragement to engage with appropriate external agencies. Encourage to live a healthy and fit life through healthy eating and exercise.
  • Engaging with services:  Help with keeping appointments and accessing external agencies such as local mental health services, primary healthcare services, counselling, General Practice, statutory services, social services, voluntary agencies, disability services or drug and alcohol teams.
  • Maximising income: Advice to manage and understand welfare benefit, grants, Housing Benefit and other government benefit entitlements. Support with budgeting, debt management and paying bills or weekly service charge.
  • Social networks & relationships: Cultivate the development of social skills and relationship building capacity with friends, family, professionals and the local community. Support tenants to resolve issues surrounding relationship breakdown with family or others.
  • Education, training & employment: Promoting commitment to lifelong learning and to get involved with education, in-house training courses and other training opportunities that could lead on to employment, work placements or voluntary work.
  • Meaningful use of time:encourage to engage in meaningful activities and commit to personal development and pursue personal passions or hobbies and interests.

Accommodation Eligibility Criteria

The project aims to ensure that all applicants are treated fairly and equally. We provide accommodation and support to those in need of supported accommodation. Due to a limited number of units we use an Admission Eligibility tool to underpin a fair system of allocating places based on priority support needs. This service caters for:

  • Individuals with a connection to Lewisham Borough.
  • Single male or female who are 30 to 65 years of age.
  • Adults who are vulnerable and with a primary diagnosis of mental health.
  • People with demonstrable need for low support whose risk level is low.
  • Applicants whose referrals are from local community mental health team, social services, Lewisham SHIP (Single Homeless Intervention and Prevention) team or any local agency working with people who fit the criteria.
  • Adults who have the potential to live independently, but at the time of entering the service have a need to develop living skills, with the aim to moving to independent accommodation or lower support, or defer a need to move to higher support accommodation.
  • Individuals who are willing to adhere to occupancy terms of the particular accommodation and to cooperate with the provider to move on to alternative housing which could include the private rented sector.
  • Individuals who are entitled to and claiming Housing Benefit, welfare benefits, PIP, with evidence of current entitlement letters from benefit agencies and means to pay occupancy service charges.

Accommodation Profile

In December 2012 Coach House was fully renovated and modernised which comprises of seven self-contained bedsits. Three bedsits are located at one end of the building with one entrance and four bedsits at the other end of the building with a separate entrance. Each unit comes as fully furnished with open planned front room, kitchen and bedroom with a separate bathrooms containing a shower. A separate communal laundry is also made available for all residents to share.

  • Staffing: access to 24/7 on-call service throughout the year. Floating support worker visits the project regularly during the week.
  • Equality: The service gives full account to resident’s cultural and racial backgrounds and respects their privacy, dignity and special cultural needs.
  • Local services: The project enjoys a close working relationship with local services such as mental health teams, treatment teams, emergency services, hospitals and other services who are involved with their care and support provisions.
  • Safety & Security: Health and safety visits take place throughout the premises during the week which also gives the floating support worker the opportunity to provide addition support and encouragement. The accommodation also benefits from the security provided by CCTV.
  • Facilities: Full maintenance service provided weekly to deal with reported repairs and renewals and general maintenance of the building.
